Local Law 152: gas piping inspections
Most NYC buildings must have their exposed gas piping inspected by a licensed master plumber every four years, on a schedule set by community district. Miss it and the failure-to-file penalty is steep.
What Local Law 152 requires
Local Law 152 requires periodic inspection of a building’s exposed gas piping by a Licensed Master Plumber (or someone under their direct supervision). The plumber inspects accessible piping in public spaces, hallways, and mechanical rooms for leaks and defects, and files a certification with DOB. If conditions are found, they must be corrected and a follow-up filed.
Who’s covered and when
Nearly all buildings except occupancy group R-3 (most 1–2 family homes) and buildings with no gas piping. Inspections run on a four-year cycle keyed to your community district — districts are grouped so different neighborhoods are due in different years.
How to comply
- Find your community district’s due year.
- Hire a Licensed Master Plumber to inspect exposed gas piping.
- Correct any conditions found.
- File the inspection certification (and any follow-up) with DOB on time.
Common mistakes
- Assuming “no gas leaks” means nothing to do — the filing itself is mandatory on schedule.
- Missing the community-district deadline because it isn’t the same year citywide.
